Originally purchased by the Becker family in the 1800’s, the
ranch changed hands in the early 1900’s when it was acquired
by A.J. Monier of San Antonio. During three generations of Monier
family ownership, this beautiful Texas Hill Country ranch was maintained
in
impeccable condition. Undesirable brush was cleared, unwanted rocks
were removed and stacked to create fences and the ground was tilled
and planted with improved grasses. The result of years of work
and attention is evident in an abundance of large mature oak trees,
rich
fertile soil and spectacular unspoiled views.
Once the decision was made to develop this beautiful ranch into
homesites, we had some difficult marketing choices to make. Do
we offer roughly
the same product all other developments offer: 1-2 acre homesites
with a water system; OR, do we offer a product that, for the most
part,
hasn’t been available around these parts for almost two decades – large
spacious 5-10 acre homesites. On the one hand, the financial return
to the developer would be much greater by selling all 1-2 acre
lots. On the other hand, we had a unique opportunity to bring back
a product
that almost no developer offers, and at the same time preserve
the rich beauty of this remarkable hill country ranch.
After much thought and planning, we chose to go with the larger 5-10
acre tracts which allowed for other unique possibilities as well. Because
of the size of our homesites, the country approved the use of individual
water wells instead of a central water system. This allows each owner
to control his own water usage, without the expense of a monthly water
bill! The size of our homesites also provides for a maximum of flexibility
and privacy in deciding on where to position your home. You have room
to spread out and enjoy a lifestyle seldom found in most developments.
Have you or your kids ever wanted to have your own horse? While most
residential developments restrict you from having a horse, we welcome
horses and other approved livestock in reasonable numbers.
While our large 5-10 acre tracts offer a rare throwback to “the
good ole days,” Rebecca Creek Ranches has newly constructed
asphalt paved streets, a private gated entry and tasteful landscaping;
all
within a few miles of major city conveniences.
Rebecca Creek Ranches has an active Owner’s Association with
architectural standards to preserve the beauty of this unique ranch
where deer still outnumber the people.
One might expect the pricing of these large homesites to be a lot
higher than typical smaller lots, but that’s not the case.
The cost of a 5-10 acre tract in Rebecca Creek Ranches is about
the same as those smaller lot subdivisions – but our homesites
are 3-7 times larger!
